Limbach Facility Services Leases 40,000 Square Feet at Brick Yard Business Park

Relocation to immediately bring 150 jobs to community

LANHAM, MD – January 2010 – Jackson-Shaw, a national, diversified commercial real estate development and investment company, announced today that Limbach Facility Services, an industry-leading provider of sustainable building solutions focused on innovative and cost-effective HVAC management, has signed a ten-year lease for 40,000 square feet of office and manufacturing space at The Brick Yard Business Park in Beltsville, MD.  The move will immediately bring approximately 150 jobs to the community and may create an additional 75 jobs over the next three years.

“Limbach’s focus on developing energy-saving solutions for our customers is directly in line with Jackson-Shaw’s goal to make The Brick Yard one of the leading sustainable projects in the nation, so we felt this facility would be a good fit for our Washington D.C. expansion,” said Craig Sasser, Branch Manager at Limbach Facility Services.  “In addition, the functionality of the space to support our growing business, the overall quality, look and feel of the buildings and park, the proximity to the Inter-County Connector and a fantastic partnership with Jackson-Shaw as our landlord made our selection of this development an easy decision.”

Construction on the tenant build-out will be completed by March 1, 2010, with Alliance Architects leading the build-out efforts.  The space includes 20,000 square feet of office space that provides private offices, workstations, break-out rooms, training facilities and an exercise suite complete with showers that  is available for all Limbach employees.  The remaining 20,000 square feet will be used as a production and manufacturing shop.

Pete Briskman of Jones Lang LaSalle represented Limbach Facility Services in the lease negotiation, with David Michael and  Lance Schwarz , of NAI/Michael, representing Jackson-Shaw.

Limbach Facility Services represents the second lease signed at The Brick Yard Business Park; the first was for Party Rental, Ltd., for 82,000 square feet.  Additionally, three other buildings have been sold to users in The Brick Yard Business Park: Freestate Electric, a local provider of electrical design, installation and maintenance services, purchased a 43,914 square foot building; Floormax, an installer of flooring and carpeting, purchased a 36,545 square foot building for use as a showroom and warehouse; and American Mechanical Services, a national organization focused on serving commercial property owners with long-term management of HVAC, refrigeration, plumbing and electrical systems, purchased a 24,859 square foot building.
